Real Estate Statistics give a tremendous amount of insight on strength of the local market.  There are many ways to look at and derive real estate statistics, so it can be challenging to compare market research that is derived by different people.  At Elevate Realty Group, we review Granbury market statistics each month in the same manner so we can easily provide accurate insight on the current state of Granbury Real Estate.  For additional information on real estate statistics, read our article here.

Active Inventory: 

Active inventory is simply the total count of active homes for sale in Granbury.  When housing inventory drops, that generally shows an increase in demand for homes and indicates moving towards a “sellers market”.    Current Active Inventory is DOWN in Granbury 16 percent from the same time last year and 2 percent from the previous month.  Generally, year over year statistics provide the best insight because of the cyclical nature of real estate sales.

Median Listing Price:

The median listing price looks at all homes currently listed and finds the center price point.  This is generally a better metric than average list price because if a very expensive home gets listed (or some very inexpensive homes) it can skew the statistic dramatically.  The median sales price for Granbury homes for the month of June was $265,000.  In May of 2015 the median sales price was $230,000, which shows a substantial increase in home values in Granbury.

Average Days on Market: 

The average days on market is exactly what it sounds like.  It is simply the average number of days that a home for sale is listed before being put under contract.  This is NOT how long it takes until the home is actually sold --- but simply how long it was marketed until a ready and willing buyer put in an accepted offer on the property.  For Granbury, the average days on market decreased 10 percent since last year to 78.  This generally shows an increase in the strength and demand for Granbury housing.

Median Sales Price: 

Similar to Median Listings Price, median sales price simply shows the same metric, but for homes that have been sold.  The median sales price for homes in Granbury was $228,000 – which is quite a bit lower than the median list price. 

Number of Units Sold: 

This is simply the number of homes that have been sold in any particular month.  For Granbury, that number increased 1 percent since last year and a monstrous 31% percent over last month.

The Granbury Real Estate Market

All in all, the real estate market for Granbury Tx is extremely strong and getting stronger every month.  When the market is this strong, it benefits both home buyers and home sellers.  A strong market provides security for new home buyers while increasing equity for existing home owners.  With mortgage interest rates still at historical lows, it is not only a great time to purchase a home in Granbury but a great time to sell.
